The Four-Hour Lease: How WeWork and JLL Guided a Hyper-Growth AI Startup to Its First Office in One Afternoon

Inkeep, a startup helping companies ship AI Agents for customer experience, GTM, and operations teams, was growing quickly—and outpacing its San Francisco coworking space.

Sales reps were whispering on prospect calls and taking Zoom meetings two feet apart. Tiny, overcrowded, and lacking privacy, the space no longer supported the growth the company was experiencing. 

They knew they needed a better solution, but leadership didn’t have time for a lengthy  traditional office search process that can take weeks or months. For scaling startups like Inkeep, that kind of timeline is a luxury they don’t have.

So they tapped JLL, a global real estate brokerage, to identify a short-term solution that would allow their growing team to relocate to a private office. After one afternoon of tours, they signed their first office lease in just four hours. That’s where WeWork came in. 

Finding the right space, right away

Inkeep needed more space, but they weren’t ready for the multi-year lease. They needed a flexible, scalable solution, conducive to how their people worked.

Inkeep’s CEO, Nick Gomez, was also clear that the team needed a workspace where they could look out a window and feel part of the world, rather than stuck in a shoebox.

Like most hyper-growth startups, they had no time to waste. “Every minute our CEO spends on real estate is a tremendous waste of money that should be dedicated to building products and talking to customers,” said Inkeep’s Chief of Staff Jonathan Smith.

Working with JLL, Smith and Gomez compared four WeWork locations to one alternative in a single afternoon. By sunset, they had their pick—and their ocean view.

Moving fast from day one

The team settled on Two Embarcadero Center (2EC) and signed the lease the same day. 

With that, Inkeep now had a shared private office, a private office for the CEO, and a third office for account executives. 

According to Smith, he and Gomez chose WeWork because it offered the fastest path to a confident solution. They knew going with WeWork would give their team a baseline of accommodation, security, comfort, cleanliness, and amenities—regardless of location.

“This consistency removes uncertainty for a fast-moving company like ours,” said Smith.

They also got the flexibility they needed, which they’ve already used to their advantage. Since signing the original lease, Inkeep has added a fourth room as their team continues to grow.

They weren’t alone, either. In 2025, more than 5,100 companies expanded their footprints with WeWork.

Making room for growth
