With hybrid work settled in and return-to-office policies solidified, employees want the office to be worth the trip. Today’s workday is experience-driven; whether that is a well designed wellness room, an office that welcomes Fido, or a coffee made by an on-site barista. The industry has a name for this shift in perspective: the flight to experience, where a workspace is judged by access to premium amenities and services that enhance the everyday workday experience.

“The ‘flight to experience’ has real staying power; it’s a new baseline, not a trend. In a hybrid world, the office has to earn its place in an employee’s schedule by offering value, comfort, and an elevated daily experience that truly makes the trip worth it,” said Ebbie Wisecarver, Chief Product and Design Officer at WeWork.

This report reads that shift through ten of WeWork’s largest markets, across the US, Canada, and the UK. For each category, we rank those markets by how widely an amenity appears across all flex space locations, the clearest signal of what a market has come to expect, and then we break it down further to show WeWork’s offerings.

The New Baseline: What the Market Now Takes for Granted

Some amenities have become common across flex space — so much so that they are assumed. Fast Wi-Fi, bookable meeting rooms, ergonomic furniture, and a stocked kitchen are the baseline every provider is expected to meet. WeWork’s own baseline adds business-class printing, premium drinks (like seltzer, kombucha, and in some international locations, beer on tap), state-of-the-art phone booths, and an on-site community team.

The more telling question is what sits above the baseline. We grouped the premium amenities into five categories:

Sports & Recreation

Parent Support

Pet-friendly

Premium Food & Beverage

Commute-friendly

The first four categories are about experience: the amenities you most look forward to when coming into the office. The fifth, commute-friendly, is practical: the simple logistics of getting there. The sections that follow highlight the four experiential categories first, then the practical one, tracing where each set of amenities is most common across the markets we covered and how widely WeWork offers it.

Sports & Recreation: Boston Leads at 51% of Its Flex Spaces

Sports & Recreation covers wellness rooms, fitness centers, outdoor terraces, recreational games, pools, even karaoke. It is most common in Boston, where 51% of flex spaces offer something from this category, followed by Washington, D.C. (42%), London (36%), Los Angeles (35%), and San Francisco (32%). Only the amenities within the Commute-friendly category are offered more widely.

Notably, these markets share a common lifestyle thread. They are home to professionals who tend to be younger and health-conscious, people for whom exercise and wellbeing are already woven into their day-to-day life — for example, a morning run or a mid-day fitness class. When people build movement into their routine, they expect the office to make room for it, too, which is why wellness and recreation spaces are so widely offered in these cities.

WeWork exceeds the baseline in all of these markets. Every one of its locations in Boston, Washington, D.C., and San Francisco offers recreation or wellness space, with London close behind at 96% and Los Angeles at 83%.

Parent Rooms: An Emerging Amenity for the Sector, Led by Austin at 18% of Flex Spaces

Parent Support covers dedicated parent and nursing rooms: quiet, private space for new parents to step away. Austin leads at just 18% of flex spaces, followed by San Francisco (17%), Boston (13%), and Washington, D.C. and New York (11% each). These are the lowest shares in the report, a sign that the market has been slower to provide the amenity as expectations rise.

The pressure is clearest in the United States, where federal law has, since the PUMP Act of 2022, required employers to give nursing parents break time and a private, non-bathroom space to use it. Some states go further still: California’s 2020 law spells out what the room must contain, including a chair, a nearby fridge, and a surface for a pump to power, while Illinois began requiring the break to be paid in 2026. In view of this, a dedicated parent room might soon become a near-universal expectation in US workspaces.

This is where WeWork is furthest ahead of the flex space market. A parent room is available in every one of its Austin, Boston, Chicago, and Los Angeles locations.

Dogs at Work: London Out in Front at 29%

Pet-friendly space is the simplest category to define: a workspace that lets members bring their pets. It is also one of the most uneven. London leads with 29% of flex spaces, trailed by San Francisco (23%) and Miami and New York (18% each), with most other cities well behind.

Surprisingly, no US city tops the list. While the US has some of the highest pet-ownership rates anywhere, London features more pet-friendly workspaces than any other market we looked at. The pattern seems to be less about how many people own dogs and more about how relaxed a city is about having them in the office. Whatever the reason, for the member who can bring a dog along, or just enjoy seeing one there, it is part of what makes the commute worth it.

Again, WeWork far exceeds the flex space baseline in these markets. Dogs are welcome in 93% of London locations; next in line are Miami with 80% of locations, Austin with 75%, New York with 69%, and Los Angeles with 67%.

The data utilized for this section did not account for service-dog friendly locations, which would have caused the numbers to spike, especially across North American locations.

Premium Food & Beverage: Boston Raises the Bar at 35% of Its Flex Spaces

Premium Food & Beverage is the step up from a help-yourself kitchen: an espresso bar, an on-site barista, a café, a food hall, somewhere you are actually served. It is the most evenly spread of the experiential categories. Boston leads at 35% of flex spaces, with Los Angeles (30%), New York (29%), and Washington, D.C. and Toronto (28% each) close behind.

This category is closely associated with the sector’s turn toward hospitality. A serious coffee or food offering has become a headline attraction rather than a nicety, and one of the few amenities that reliably pulls people in on a given day. Demand gathers where an established café culture meets a tenant base in client-facing work, for whom hosting over coffee is part of the day.

In addition to its self-service offerings — unlimited coffee, kombucha, and seltzer — WeWork’s own locations follow a similar spread, led by London (89%) and Boston (83%), with Chicago, Miami, and Washington, D.C. close behind at around 60% of locations each.

The Most Common Amenity Category, Led by Austin with 66% of Its Flex Spaces

Commute-friendly is the most widely offered amenity category we analyzed, and the only one to fall under practical rather than experiential. Car-oriented cities and those with strong cycling and EV cultures push the amenity up, while in public transit-dominated New York it falls to 33%. It is a reminder that not all demand is experiential; some of it is simply the logistics of arriving.

At WeWork, the commute is best covered in Austin, Boston, and Washington, D.C., where every location offers something, followed by San Francisco and London at 86% of their locations.

Conclusions and The Flight to Experience

Experience is what sets a workspace apart. That is the one workplace design concept underlying the amenity data, with four of the five categories we looked at being experiential. Sports & Recreation, Premium Dining & Drinking, Pet-Friendly, and Family Support all include amenities that make a day at the office feel like more than a desk, and they are most common in a familiar set of lifestyle-driven, talent-dense cities. The fifth category, Commute-Friendly, is the most widely offered of all, but it is also the practical exception, tracking how each city commutes rather than what it wants from a workspace.

WeWork’s own network leans the same way. Across its major markets, experiential amenities are widespread, and in its strongest cities, from Boston and San Francisco to London, recreation, parent rooms, or food and drink reach all or nearly all locations. The same lean toward experience holds well beyond these ten markets, from Mexico City to Singapore.

This is the flight to experience in practice. When people weigh whether the office is worth the trip, the answer lies in what it offers beyond a desk and fast Wi-Fi. Analysts have taken to describing this as coworking’s shift from real estate to hospitality, where a workspace is built to feel less like an office and more like somewhere worth spending the day. For the flex space providers raising that bar, that is the whole point.

This report is a product of WeWork Business Intelligence, the company’s data and research engine for understanding the complexities of the modern workplace.
